Southern position of Gurgaon – Over the last four to five years, Sohna has steadily risen on the livability index. The area and its vicinity show promising progress on many of the main livability index parameters that have made NCR a promising urban center and satellite area. It scores well on key criteria including current and future connectivity to other locations, facilities for health and education, the proximity of the location to business growth and development hubs, civic infrastructure etc. A total population of 6.4 Lakhs is projected to live in South of Gurugram by the year 2031. The increased habitability has a positive effect on perceived health and the socio-economic climate as a whole.
Connectivity, particularly road connectivity, education, and infrastructure initiatives, which gave the location access from across major business destinations, are the parameters on which it has emerged favorably on the livability index. Such parameters give the location a good basis for developing its future potential. It is also very favorably linked to various primary employment locations, be it the service sector or the production and manufacturing sites.
One of the main parameters is the affordability of housing has currently been valued high as the cost of the majority of residential houses ranges between Rs.37-58 lakh for 2-BHK and Rs.61-89 lakh for 3-BHK. As economic activity in services picks up and hits its critical mass towards southern vectors within Gurgaon, it may see some capital appreciation within approachable limits for existing housing or new launches, including South of Gurugram. South of Gurugram has functional educational institutions such as Ryan International School, KR Mangalam University, GD Goenka World School, DPS, JK Business School, etc., luxury hotels such as Fortune, Park Plaza, Westin Resort, etc., health centers such as Max Hospital, Medicine, Fortis Hospital, etc., and retail outlets such as Big Bazaar, Shoppers’ Stop, etc., within walking distance.
