Pataudi Road is near three important highways: the Gurgaon Expressway (NH-8), the Kundli-Manesar-Palwal (KMP) Expressway, and the Dwarka Expressway, to name a few (which is expected to be completed soon). This is one of Gurugram’s five growth centres, and it’s safe to state that these hubs employ about half a million people directly and indirectly.
Sectors 81, 81A, 82, 82A, 85, 86, 89, and 90 are currently divided by the stretch, which is designated as a “sector dividing road.” The Gurugram Metropolitan Development Authority (GMDA) is expected to start work on a critical 5.6-kilometer route that connects Rampura Chowk on NH 48 and Pataudi Road. From Pataudi and the Western Peripheral Highway, the stretch transports a large amount of traffic to the new Gurugram areas. The section will serve as an alternative to bypassing the severely clogged Kherki Daula toll for those travelling on NH 48 from Jaipur to Delhi, as well as providing simpler access to inhabitants residing on the Dwarka Expressway.
There will be an increase in employment and labour in the area as a growing number of enterprises relocate their offices and factories to IMT Manesar. As a result, housing demand in the surrounding areas, particularly around Pataudi Road, would rise. As a result of these factors, this location has become a popular place to live and invest in the previous few years. The region is well-positioned to provide future connectivity and livability. Over the last 2-3 years, the average annual increase in property rates in this area has been roughly 10-15%. Because of their proximity to the Dwarka Expressway and the IMT, sectors like 89, 92, and 95 on Pataudi Road have experienced a price increase. This space, however, is still available at a price range of less than Rs 5,000 per sq ft for the mid-segment end user.
Housing colonies under the Haryana Government’s Affordable Housing Policy, on the other hand, are accessible through drawings at a fixed charge of Rs 4,000 per square foot in desirable areas such as Gurgaon’s Sector 93. The area is ideal for housing colonies due to its proximity to the industrial belts of Manesar and Neemrana. Due to the growing population in these areas, commercial complexes are also in high demand. Markets have begun to see an increase in traffic.
