The COVID-19 pandemic forced offices to adopt the work-from-home format, which was conventionally not an appreciated kind of working in India. As per the recent report, the number of launches in peripheral locations increased in Q2 2020, following the first wave’s trend. In Gurugram, the share of launches in peripheral areas has climbed from roughly 45 per cent in 2019 to around 60 per cent in 2021.
Sohna, Sohna Road, and Dwarka Expressway are some of the most preferred areas among the buyers. Previously, most of the sales in the periphery were made by investors or buyers planning to relocate in future. However, they are now willing to accept the distance between their homes and their workplaces. The decision is not based on a hunch, as infrastructural advancements in Gurugram’s outskirts have reduced travel times to the city centres.
The projected link between the forthcoming Jewar Airport and the Delhi-Mumbai Expressway is the newest and most important connectivity driver. By the end of 2022, the full 8-lane, access-controlled Delhi-Mumbai Eway, which spans 1250 kilometres, will be operational. With the Sohna-Jaipur segment of the Delhi-Mumbai Eway set to open by the end of the year, Gurugram real estate in general and Sohna, in particular, would benefit from improved connectivity. By the end of the year, the 6-lane access-controlled E-way on NH8 from Sohna to Rajiv Chowk will also be operational.
Many buyers and the millennial are transforming their mind-set for shifting to the peripheral areas for bigger homes to a far better lifestyle – at cheaper and affordable prices. With the booming business and technology environment and different culture, many of the future homebuyers are moving towards this city. The competitively-priced residential projects, strategic location and powerful connectivity network are the first reasons behind the increasing popularity in Gurugram.
