With the stage set for the launch of the extension of Metro rail from Dwarka Sector 21 to Dwarka Expressway ,via Palam Vihar, the real estate growth in New Gurgaon in general and Dwarka Expressway in particular, will get a major fillip.
The Metro extension to link Dwarka Expressway with Delhi , has been planned by the Haryana Mass Rapid Transport Corporation Limited (HMRTC) at a cost of Rs 2281 crore. The detailed project report(DPR) has been prepared by RITES. As per the DPR, the 8.4 km long extension line , will have 4.9km stretch between Palam Vihar and Sector 111, Gurgaon, along Dwarka expressway ,while the remaining 3.5 km will link Sector 111 with Sector 21 Dwarka Metro Station.. There will be seven stations in all on this route. These include RezangLa Chowk(Palam Vihar) , Chauma, Sector 110A, Sector 111, Dwarka Sector 28, India International Conventional & Expo Centre, Sector 25, Dwarka, Dwarka Sector 21.The metro depot will come up along Dwarka Expressway, Sector 101.RITES has been asked by the Haryana government to revise the plan , making the metro link underground to avoid land acquisition hassles. The entire project will take about 5 years to complete.
This route will provide multiple connectivity options to Dwarka Expressway through two interchange stations. The Rezang La( Chowk Palam Vihar) will have an interchange with the Huda City Centre- Cyber City Corridor. The Dwarka Sector 21, which will be separate from the existing DMRC station , will have an interchange with the Blue Line as well as the Airport Express Corridor. The second planned 29 km metro extension route from Huda City Centre to Cyber City through Old Gurgaon and passing by Dwarka Expressway, will further bolster the connectivity of Dwarka Expressway with different parts of Gurgaon and Delhi. Dwarka Expressway’s proximity with NH8 will all enhance its connectivity through Delhi-Gurgaon-Alwar RRTS. Proximity to KMP, besides NH8, already provides connectivity/mobility boost to Dwarka Expressway. And now with proposed metro connectivity through Dwarka Sector 21 , will turn out to be a major driver for real estate in this high potential corridor of Gurgaon.
